Lender Panel: What Banks Are Looking For

How are lender expectations for environmental due diligence evolving and what does that mean for the reports they rely on every day? This candid panel will explore how banks use Phase I ESAs and related work products in underwriting, including how hazards are evaluated, when additional investigation is triggered, and where reports add, or fail to add, value.

The discussion will examine how lender priorities have shifted over time, including increased scrutiny, the role of enhanced data and screening tools, and emerging concerns such as PFAS and climate risk. Panelists will share practical insights into what drives confidence in environmental risk management, and what creates uncertainty or delays in credit decisions. Attendees will leave with actionable guidance on how consultants can better align with lender expectations to support clearer, more efficient, and more defensible underwriting outcomes.

Key topics include:

  • Evolution of lender expectations for environmental due diligence

  • How Phase I ESA and screening reports are used in underwriting decisions

  • Triggers for additional investigation and changing risk thresholds

  • Emerging hazards, including PFAS and climate considerations

  • What distinguishes high-value consultant reports from those that fall short
