Natural hazard risk is increasingly financial risk. As flooding, wildfire, and extreme storms affect property value, performance, and insurability, markets are pricing that risk in through rising insurance premiums, resiliency expenditures, tighter loan terms, and closer underwriting and investment scrutiny.
This session brings industry voices into the conversation to explore how that shift is playing out in real-world decision-making: what's changing in the market, how physical risk is actually being priced today, and when investors and lenders might move beyond basic screening. Dr. Spenser Robinson, CRE, is a professor of finance, real estate and entrepreneurship at Central Michigan University, where he directs the Real Estate Development and Finance program. He holds the Counselor of Real Estate designation, is a CREDA Distinguished Fellow, a past president of the American Real Estate Society and an editor of the Journal of Sustainable Real Estate. His work focuses on how sustainability and risk factors influence real estate value, investment performance and underwriting. His research, published in leading academic journals and industry reports, informs real estate decisions by investors, developers and policymakers. He also co-created the first video-based real estate and finance textbooks through Blended-Teaching.com.
