No more hiding: See the company-level ownership view

LightBox Corporate Owner gives investors, lenders, REITs, and asset managers a cleaner company-level view of identified properties, helping teams roll up holdings, compare footprints, and see where exposure is building across portfolios.

Before you can assess risk, you need to see the ownership footprint. Public property records are fragmented across subsidiaries, joint ventures, and single-purpose entities. What should appear as one portfolio often shows up as hundreds of disconnected records.

Corporate Owner links identified properties to the highest-level corporate entity, creating a clearer starting point for portfolio analysis, reporting, and deal work.

A name search alone rarely produces a usable ownership picture. One company can appear under dozens or hundreds of legal entities, forcing analysts to reconcile records before they can start real analysis.

Corporate Owner replaces fragmented record names with a cleaner company-level view by linking properties to the corporate parent and associating the entity with a CIK. This helps distinguish companies with similar or lookalike names while giving teams a consistent reference point for ownership analysis.

5 immediate benefits of a company-level ownership view

1 Roll up what belongs together

Group identified properties under a common corporate parent, creating more consistent portfolio roll-ups across subsidiaries, joint ventures, and SPVs.

2 See where risk and exposure build

Identify concentrations across geographies, asset types, and loan books without getting buried in disconnected ownership records.

3 Benchmark and compare with more confidence

Evaluate portfolio scale, value, dispersion, and peer positioning with less manual reconciliation.

4 Support strategy, targeting, and reporting

Use a cleaner ownership view for strategic targeting, internal reporting, investor communications, and portfolio planning.

5 Strengthen ESG and stewardship analysis

Support sustainability disclosures, resilience planning, and stewardship work with a clearer ownership foundation.

Where Corporate Owner creates real impact

Investors
Screen M&A targets with a clearer first read. Corporate Owner links identified properties to the highest-level corporate entity and maps that entity to a CIK, helping teams distinguish similarly named companies, connect holdings to the public company they track, and evaluate portfolio footprints faster.

Lenders
See borrower concentration before it hurts. Corporate Owner connects identified properties to a common corporate owner, helping lenders spot exposure across markets, property types, and loan books before refinancing, credit review, or workout decisions.

REITs
Benchmark footprints and size opportunities faster. Corporate Owner strips away the noise of fragmented record names and replaces it with a clearer company-level view for capital allocation, competitive analysis, and growth planning.

Asset Managers
Strengthen stewardship and investor reporting. Corporate Owner ties identified properties back to a consistent company view, making stewardship analysis, resilience planning, and investor reporting more defensible and less manual.
